One to watch out for: Eden Isles / Clipper ranked dead last (2.3 / 10) despite being one of the more desirable-looking waterfront communities. It combines the weakest 10-year appreciation in Slidell (+17.3%, ~2.15%/yr CAGR), Zone AE flood exposure, the slowest lease-up and sold liquidity of any area tracked, and the highest HOA fee burden of the three Slidell areas with an HOA (~4.35% of monthly rent). A good reminder that curb appeal and investment performance aren’t the same thing.

How We Scored These Neighborhoods (Full Methodology)

Every score on this page is a straight ranking against the other 9 Slidell areas, not a subjective 1-5 rating. For each category, the best-performing area gets 10 points, the worst gets 1, and areas that tie split the points between the ranks they occupy evenly rather than being forced apart artificially. The Weighted Score is simply the average of all 10 category scores for that area.

Cash Flow, Demand, Appreciation, Liquidity

Pulled directly from the MLS: current closed rental comps for cash flow and demand, and a full 10-year window of closed sales (2016 to 2026) for appreciation and liquidity. New-construction sales and data-entry outliers (list/close price mismatches, corrupted year-built values, zero-day “sales” that are really builder transactions) were identified and excluded so the numbers reflect genuine arms-length market activity.

School District Quality

GreatSchools.org test-score and parent-review ratings, blended across the elementary, middle, and high schools zoned to each neighborhood.

Housing Mix Fit

The share of single-family vs. multi-family rental stock in each area, scored for a single-family buy-and-hold strategy. The lower the multi-family share, the higher the score. This target can change for a different investment strategy.

Flood Zone, HOA, and Neighborhood Class

Flood zone letter, HOA fees/amenities, and neighborhood class grade are agent-verified local knowledge, scored using the same ranking method as every MLS-derived category above.

Tenant Quality (lower confidence)

Based on ZIP-code-level Census income data, which is a coarser proxy than we’d like. Slidell’s 10 tracked areas fall into only 3 ZIP codes, so several areas share an identical figure here. Treat this one category as a rough signal rather than a precise score.
